Commercial Steel Entry Doors: 12 Items to Align Before Quotes

A commercial steel entry-door quote is useful only when it defines the same opening, frame, panel configuration, glass, finish, hardware preparation, threshold, water-management interface, anchorage, freight, installation, and documentation. Put those twelve items on one comparison sheet. If one proposal says “door package” and another says “installed entrance,” their totals do not describe the same work.

This scope problem appears in current owner discussions. A recent custom-entry buyer could not tell whether the price included the metal frame, finish, hardware, or opening work. Other owners report quotes that differ widely because replacement, reframing, paint, and hardware were bundled differently. The fix is to compare assemblies and responsibilities, not price alone.

1. Verify the opening before freezing the price

Record more than nominal width and height. Measure at multiple locations, check both diagonals, document wall thickness and floor elevations, and photograph the head, jambs, sill, surrounding cladding, and interior finishes. State whether the dimension is a rough opening, masonry opening, frame size, or door-leaf size.

Assign field-verification responsibility and timing. Steel Door Institute installation guidance emphasizes that openings and frames must be prepared, set, plumbed, aligned, and anchored according to the applicable instructions. A quote should therefore identify who corrects an opening that is out of tolerance and who pays for reframing or repair.

2. Define the complete entrance configuration

Write down whether the opening has one door or a pair, which leaf is active, the swing direction, handing, sidelights, transom, and any fixed panels. Include the expected traffic pattern and the location of adjacent walls, steps, ramps, canopies, and interior obstructions. These conditions affect hardware, clearances, installation, and water management.

3. Coordinate glass and performance requirements

Do not accept “tempered glass” or “insulated glass” as the entire glazing scope. The project documents should identify the required make-up, thickness, safety treatment, tint, coating, privacy, spacer, edge condition, and performance values. Ask who supplies the glass and who warrants the interface between glass, frame, gaskets, and sealants.

4. Build a hardware schedule, even for a single opening

Hardware scope can include hinges or pivots, locksets, cylinders, pulls, closers, coordinators, flush bolts, stops, weather seals, sweeps, panic hardware, access-control components, electrified transfers, and power supplies. Not every opening needs every item. That is why the proposal should list what is supplied, what is merely prepared, and what another trade installs.

If the project requires emergency egress, accessibility features, a fire-door assembly, forced-entry resistance, or access-control integration, give the supplier the actual specification and code requirement. Ask for the corresponding listing, label, test report, or coordination document. Do not accept a visual resemblance to a rated product as evidence.

5. Separate the threshold from the water-management system

A threshold meets the floor, exterior paving, interior finish, seals, and sometimes a drainage path. The quote should identify the threshold and sill configuration, elevation, accessibility criteria, perimeter sealants, flashing interfaces, and responsibility for adjacent waterproofing. A door supplier should not be assumed to design the entire wall assembly unless that service is expressly included.

Show the interface on a section detail. Mark who supplies membranes, backer rod, sealant, sill pan, end dams, blocking, and interior trim. If the entrance is protected by a canopy, document it without treating it as a substitute for a defined perimeter detail.

6. Normalize freight, installation, and closeout

Ask whether the price is factory pickup, curb delivery, delivery to the opening, or installed. List crating, freight, unloading, storage, lifting equipment, insurance, damage inspection, and claim responsibility. For installation, include removal of the old assembly, opening preparation, frame setting, glazing, hardware, sealant, adjustment, cleanup, and disposal.

Finish the comparison with the submittal and closeout package. Identify shop drawings, finish samples, glass data, hardware schedule, installation instructions, required labels, care information, warranty terms, and punch-list response. The Federal Trade Commission recommends multiple written estimates and a contract that clearly states the work, materials, timing, and price. Those basics are especially valuable when a custom entrance spans several trades.
