Exterior Door Sill Pan: 9 Details to Coordinate Before a Quote

An exterior door sill pan is one part of a drained opening—not a substitute for the threshold, jamb and head flashing, wall water-control layer, exterior drainage, air seal, or the door manufacturer’s instructions. Before comparing quotes, document where incidental water is expected to go, how the pan connects to the wall system, and who owns every interface.

1. Define the water exit first

A pan that collects water but cannot discharge it can move the problem rather than solve it. Ask the designer and installer to show the intended drainage path to the exterior and how the outlet remains open after the door, trim, cladding, paving, and sealants are complete.

2. Describe the pan instead of naming it

3. Inspect the rough opening before pricing only the door

If the opening is existing, note whether the wall’s water-control layer can be accessed and integrated without broader cladding work. A replacement quote that assumes a perfect substrate should say so.

4. Coordinate the threshold and support

The threshold needs continuous, appropriate support and must follow the selected door manufacturer’s instructions. Ask who supplies the threshold, who selects compatible sealants or bedding, how drainage paths remain open, and how accessibility or finish-height requirements affect the detail. Do not place a generic pan drawing under an unrelated threshold and assume the assembly is solved.

5. Connect sill, jamb, head, and wall layers

Ask for one sequence drawing that shows the sill, both lower corners, jambs, head, water-resistive barrier, cladding, and sealant joints. A detail that shows only the pan leaves the highest-risk transitions unresolved.

6. Inspect the site drainage and exposure

7. Separate water leakage from air and condensation

Drafts, condensation, rain leakage, plumbing leaks, and moisture migrating through adjacent materials can produce similar interior symptoms. Record when the problem appears, where moisture is first visible, weather direction, indoor humidity, and whether the area dries. A qualified professional may need to diagnose the source before a replacement scope is selected.

8. Assign the trade handoffs

A custom door supplier may not own demolition, rough-opening repair, pan fabrication, wall flashing, cladding, exterior paving, interior flooring, or field testing. Put every item on the quote matrix and name the responsible party. If responsibility changes at a handoff, identify who verifies the previous work before covering it.
